In pasture, just off the crest of a rise of a NW-facing slope. A circular area (36m E-W; 35m N-S) is defined by a low, grass-covered, earthen bank (Wth c. 8m; int. H 0.3m; ext. H 0.4m). There is a break (Wth c. 5m) in the bank at SE. The interior is level and raised slightly on the N side to compensate for the hillslope. On N side of Awbeg River. Three walls of rectangular mill (int. 12.6m NW-SE; c. 15.3m NE-SW) are all that now stands, with internal dividing wall. Wheel-pit (Wth c. 2.67m) alongside SE wall housed breastshot suspension wheel; bearing stone for axle survives in mill wall. Brick-arched ope (Wth 1.02m; H 0.92m) in mill wall where power transferred into mill; remains of door ope adjacent. Three large foundation stones for machinery within; conglomerate runner millstone on ground to S, fragment of French burr stone built into SE wall. Remains of two rectangular 1-storey buildings, on higher ground to NE, may be associated with mill. Millrace (dry) taken from river c. 500m to E. Named 'Ballyhay Mill' on 1842 OS 6-inch map. Now in use as office. Pitched slate roof with timber shuttered eaves, timber bargeboards and cast-iron rainwater goods. Pitched artificial slate roof with timber bargeboards to office. Random rubble limestone walls with tooled cut limestone quoins, front elevation having red brick impost course, with red brick relieving arches to openings. Snecked rock-faced limestone walls with tooled cut limestone quoins to addition. Camber-arched window openings to upper north gable and to east elevation, having tooled cut limestone voussoirs and surrounds, cut limestone sills and timber-framed casement windows. Square-headed loading bay door openings to front elevation, with replacement timber battened doors. Square-headed door opening to office, with tooled cut limestone voussoirs and surrounds and timber panelled door with overlight. Sited to north of station, on west side of railway line.
