Research excavations were carried out in 2001 in an area directly W of the 18th-century Bantry House (CO118-075---) at the site of a deserted Gaelic medieval village and a 17th-century English settlement. Geophysical and topographic surveys had confirmed that earthworks in the area were cultural in character and a magnetic survey located at least two house sites as well as a number of boundary features. Excavations revealed the foundations of the gable end of a mid-17th-century house. This was in turn overlain by a more substantial and better-built rectangular structure, interpreted as a timber-built English administrative building. A palisade trench, dug late in the 16th or early in the 17th century, immediately pre-dated this building. According to the excavator, this had presumably provided a stockade around the early plantation settlement (Breen 2003a, 31). Sixteenth-century cultivation ridges were also uncovered. These had cut the foundations of a 15th/16th-century Gaelic domestic structure. The excavator noted that the area appears to have been abandoned in the middle of the 17th century and all available cartographic and documentary evidence indicated that no further subsequent building or landscaping had taken place (ibid.). Detached square-plan former stable block, built c.1845, comprising five-bay two-storey entrance block (north-west) with integrated carriage arch to central bay, giving access to yard at rear (south-east), enclosed by multiple-bay two-storey wings. Now in use as commercial accommodation and gallery. Hipped slate roof with rendered chimneystacks, clay chimneypots and rubble stone parapet with carved stone coping. Domed cupola to central bay comprising copper roof with wrought-metal finial, supported on rendered frieze and columns. Exposed rubble stone walls with projecting cut limestone pilasters articulating bays and carved limestone pediment to central bay, having metal clock face to tympanum. Rendered sculptures of horse heads and plaques with crown motifs over openings to yard. Square-headed window openings to first floor with red brick voussoirs and timber framed casement windows. Three-centred arch openings to ground floor with red brick voussoirs and timber battened infill, some having timber casement windows and some having recent cast-iron gates. Square-headed openings to yard with timber sliding sash windows (north-east wing), two-over-two pane (north of west elevation), eight-over-eight pane (south) and timber casement windows to remainder with stone sills throughout. Three-centred arch openings to ground floor of yard having red brick voussoirs and double-leaf timber battened doors. Carved limestone Venetian style archway (north) comprising Doric piers and columns supporting full entablature broken by round-headed arch, with sculpted urns to outer edges of cornice and flight of steps to rear (south). Double-leaf wrought-iron gates to north-east. Three-bay single-storey gate lodge to north-east, with hipped slate roof, overhanging eaves supported on carved timber columns and forming veranda, now disused. Sited to south-east of Bantry House.

Square-headed openings with six-over-six (outer bays) and four-over- four (central bay) timber sliding sash windows and stone sills. Square-headed door openings to outer bays with timber panelled doors. Segmental-arched carriage arch to central bay with cut stone voussoirs. Sited within flanking quadrant of roughly coursed rubble stone walls to north-east of Bantry House and at west entrance to Bantry town.

Later porticos to east and west elevations. Hipped slate roofs with rendered chimneystacks, parapet, stone balustrade and cast-iron rainwater goods with lead guttering. Rubble stone, roughcast rendered (1820 addition) and lined-and-ruled rendered (south elevation) walls with string course and red brick pilasters having carved stone bases and Corinthian capitals. Square-headed openings to original block with four-over-two timber sliding sash and timber glazed French windows, tooled stone sills and red brick block-and-start surrounds and relieving arches. Camber-headed openings to 1820 addition with nine-over-nine and six-over-six timber sliding sash windows and one-over-one and two-over-two replacement timber sliding sash windows having stone sills and red brick block-and-start surrounds and relieving arches. Camber and square-headed service door openings with timber battened doors and replacement timber glazed and uPVC doors with overlights. Square-headed door opening with replacement timber glazed French doors having overlights, sidelights, timber pilasters, consoles and entablature. Accessed by cast-iron and timber flight of steps with railing. Portico to east elevation with six Corinthian-Tuscan orders having crocket capitals and supporting an entablature with ridge moulded architrave, plain frieze, cornice and modillions. Round and square-headed openings with fixed pane windows and round-headed door opening with double-leaf timber glazed door. Similar portico to west elevation with seven Corinthian-Tuscan orders having crocket capitals and supporting an entablature with ridge moulded architrave, plain frieze, cornice and modillions, and a stone balustrade. Located within extensive terraced formal Italian gardens having carved stone balustrade and garden furniture including cast-iron gazebo, decorated fountains, Greco-style statuary, ashlar archway and limestone steps.
