The more sales a street has, the closer the estimate: a street where homes sell often has a price of its own. Each county has its own ranges when it has enough sales to measure them.

How it is calculated

  1. The sales of the street, of its locality and of its county in the five years to 2026, at full market price and second-hand only: a new home sells at the price of new, excluding VAT.
  2. Each price brought to 2026 by the change in the county's median price, year by year.
  3. The three medians blended by their sales: the street weighs n / (n + 0.25) for n sales of houses, the locality takes its share of the rest by its own sales, the county the remainder. These weights were not chosen by judgment: they are the ones that came closest to the real prices of 2025.

The register gives no floor area, no type of home, no condition and no energy rating. That is what makes the ranges wide, and no invented coefficient would narrow them for real. It is an estimate from past sales, not a valuation by a valuer.
