It is proposed to extend the partly retained 2 storey structure to form a new 2 storey, 4 bedroom dwelling with rear private garden and erect an additional 2 storey, 4 bedroom detached dwelling located to the rear of the existing cinema, also designed in the Art Deco style. The layout has been sympathetically designed to incorporate the existing features into the front elevation, retaining the essential character of the protected structure with the new rear and side elevations designed in the Art Deco style with curved corner widows, recessed and projecting plastered bands and horizontal fenestration. The front façade shall be repaired where necessary and repainted. The retained front elevation shall be amended to allow a new front door access to House 1, to the left of the facade. Windows shall be replaced with opening dark grey aluminium double glazed windows. The existing entrance doors shall be replaced with a dark grey aluminium glazed screen to replicate the existing Art Deco design. The canopy will be covered with a lead flat roof. A painted timber eaves and soffit will be fitted to replicate the existing materials. The proposed pitched roof to the house is finished in blue/black flat tiles and is hidden behind the listed front elevation. Both dwellings have been designed to ensure there is no overlooking of any neighbouring properties. The detached house is 22m from the rear facade of the house in the original cinema. Description
This is the record for the features excavated by Lisa Doyle (08E0677) when 'testing was carried out on behalf of Limerick County Council. The proposed area of development, 8666m2, was stripped of topsoil by mechanical excavator. Monitoring of the roadway and the area for the houses took place on 16 July 2008. Excavation took place between 27 August and 11 September 2008. The removal of topsoil exposed several dispersed features, as well as a network of ditches, furrows and field drains. Where stratigraphic relationships were identified the linear field features truncated the archaeological remains. To the north-east a paired-arc feature was identified. Curved gullies (004) (4.3m by 0.67m by 0.28m) and (024) (5.2m by 0.7m by 0.27m) were 1.2m apart at their southern end, the maximum distance between them, 1.7m, was towards the centre, with the gap reduced to a mere 0.3m at the northern extreme. A cluster of pits was located about 14m north-north-west of the paired gullies (004) and (024). A large, deep feature (007) (4.9m by 4.5m by 1.3m) had charred and organic remains recovered from the lower levels. Three smaller rounded pits were also associated with the deep feature. To the north-west five charcoal-rich pits were uncovered, one of which (010) (2.9m by 1.5m by 0.23m) produced material of a probable Bronze Age date and had been truncated by a large field boundary ditch. The associated pits may be of a similar antiquity but will have to be dated by independent means such as radiocarbon. Fringing the north-west corner of the proposed open green space at the centre of the housing development, a second group of five charcoal-rich pits had been disturbed by stone field drains. No diagnostic artefacts were recovered but it is hoped that environmental samples will produce suitable dating material. An east–west-orientated ditch was identified to the west of the green area. Fragments of modern china and animal bone were recovered from the homogenous fill.' Corner-sited L-plan attached five-bay two-storey house, built c. 1870, with four-bay north-east elevation. Hipped and pitched slate roofs with rendered chimneystacks and cast-iron rainwater goods. Rendered walls, pebbledashed to first floor and channelled render to ground floor, with render plinth course and render stringcourse dividing stories. Square-headed openings throughout. One-over-one pane timber sliding sash windows. Those to ground floor with render surrounds incorporating decorative keystone detail and having render sill course. Square-headed door openings to ground floor, north-west and north-east elevation, with decorative render surrounds, timber panelled doors and overlights, that to north-west elevation with sidelights.

Attached three-bay two-storey Art Deco-style cinema, opened 1946, with rendered façade fronting barrel-roofed auditorium. Corrugated-iron-covered barrel roof with cast-iron rainwater goods. Channelled rendered façade with pair of round-topped banded fins. Square-headed door opening below cantilevered canopy with glazed timber double doors having overlights. Street fronted.

Attached four-bay two-storey former house and former hotel, built c. 1800, now in use as shop and commercial offices, with recent shopfront to ground floor north (front) elevation. Pitched slate roof with render copings to gables. Rendered walls, roughcast to first floor. Square-headed openings to first floor with render surrounds and nine-over-nine pane timber sliding sash windows. Shopfront to ground floor comprising square-headed opening with arcaded windows and fascia above. Round-headed door openings to ground floor, end bays, with timber panelled doors, cut limestone steps and thresholds, rendered flanking columns with Ionic style capitals, friezes and cornices and cobweb fanlights.

Square-headed openings with render surrounds and six-over-six pane timber sliding sash windows. Segmental-headed door opening with render surround, timber panelled door flanked by carved timber engaged columns with Ionic style capitals, decorative frieze, cornice and plain fanlight above. Limestone step.

Attached three-bay three-storey house, built c. 1820, now disused, formerly also in use as shop. Shopfront to ground floor, north (front) elevation. Pitched slate roof with rendered chimneystacks. Rendered walls, red brick exposed to chimneystack neck to west gable. Square-headed openings, some with two-over-two pane timber sliding sash windows, render surrounds, those to second floor fluted, those to first floor fluted and with segmental arches above. Shopfront comprising timber pilasters flanking openings, fascia and cornice. Square-headed opening with timber window. Square-headed openings to either side, that to east with timber panelled door and overlight, that to west with replacement uPVC door and overlight.
