Permission for a Large-Scale Residential Development comprising amendments to a permitted Strategic Housing Development of 265 no. units (An Bord Pleanála Ref: 308923- 20) on the site of the Former St Kevin’s Hospital and Grounds, Shanakiel, Cork (A Protected Structure, ‘Saint Kevin’s Hospital’ RPS Ref. The proposed amendments include: Replacement of the permitted Block G (A c. 1072.5sq m, 3 no. storey apartment building comprising 5 no. two bedroom duplex apartments and 5 no. four bedroom duplex apartments) with 6 no. two storey townhouses (4 no. three bedroom, 2 no. four bedroom townhouses, cumulatively c. 675.2sq m) including associated private amenity space. The proposed development will also comprise of the internal reconfiguration and change of use of the permitted ground floor creche within the Former St Kevin’s Hospital building (c. 440 sq m; RPS ref. no. PS1154) to provide 6 no. apartments (4 no. one bedroom, 2 no. two bedroom), with no associated changes to elevations of the building; and the change of use and internal reconfiguration of the permitted office/enterprise space within the Chapel to a creche (630 sqm) including the necessary internal servicing and associated outdoor play area. The proposed amendments provide an overall increase of 2 no. additional units on site. The proposed development also includes for all associated site development and excavation works above and below ground as well as necessary refurbishment and repair works. Description
Attached L-plan single-storey former outbuilding, built c.1880, with abutting ten-bay block to south. Now in use as houses. Pitched slate and artificial slate roofs with red brick chimneystacks, recent rooflights and replacement rainwater goods. Rubble stone walls with some red brick quoins. Square-headed window openings with red brick block-and-start surrounds and replacement windows. Oculus to north elevation with red brick surround. Segmental-headed window openings to south elevation with red brick block-and-start surrounds and one metal casement window. Recent square-headed window and door openings to south elevation. Situated on north side of courtyard to north of the former asylum and abutting building to west.

Description
Detached irregular-plan multiple-bay three-storey with attic former mental asylum, built 1847-52, extended 1861. Linear-plan with advanced gable-fronted bays, square-profile towers, gable-fronted entrance porch and canted bay, oriel and box bay windows. Various gable-fronted three-storey extensions to rear (north) elevation. Now partially converted to apartments with remainder of building disused. Pitched slate roofs with limestone coping, some cast-iron rainwater goods and recent rooflights. Rubble stone chimneystacks having ashlar quoins and caps, some rising with stepped stacks. Red brick towers to ridge having cut limestone lanterns and blank trefoil-headed recesses. Metal roofs to towers. Rubble sandstone walls with cut limestone quoins and buttresses with cut limestone dressings. Varied arrangements of triple, bipartite and single pointed arch and shoulder-arched window openings with cut limestone surrounds. Tudor-arch window openings to oriel window. Quatrefoil and ogee-headed window openings to porch. Replacement metal and timber sash windows throughout. Segmental-headed window openings to rear (north) elevation with red brick surrounds, limestone sills and timber casement windows. Pointed arch opening to porch with hood moulding, cut limestone stepped surround to shoulder-arch door opening, now with replacement door. Limestone steps to door. Set on a height to north of River Lee with associated buildings to north, south and east.
