The development will consist of PV panels mounted on metal frames, inverter station, string inverters, new access tracks, underground cabling, perimeter fencing with CCTV cameras and access gates, electrical cabling and ducting, new on-site ESB 38kV substation building, 33kV control building, lighting masts, laydown areas, landscaping and all ancillary grid infrastructure and associated works. The grid route is c. 1.06km in length. The Application Site will be accessed from two new access points off the R706, one of which was previously consented under Planning Reference: 19600239. The Proposed Development will connect with and represents an extension to the adjacent solar farm permitted under Planning Reference 19600239 and 21403. Permission is also sought for minor amendments to Planning Reference 19600239 and 21403 which comprises of (1) Minor adjustments to the perimeter fencing (length decreasing by c.1km), (2) Minor adjustments to the red line boundary (decreasing by c.1km), (3) Increase operational lifetime from 30 years to 40 years. The proposed solar farm will connect to the national grid via the new 38kV substation and will have an operational lifetime of 40 years. A Natura Impact Statement (NIS) has been prepared in respect of this application. This development is covered by the provisions of the Renewable Energy Directive III (Directive (EU) 2023/2413) and it is important to note that the planning application may be subject to section 34D of the Planning and Development Act 2000, as amended. On a gentle S-facing slope in gently undulating terrain, just below the crest of a hill, under tillage. A large, roughly circular enclosure was identified as a cropmark, with a smaller circular enclosure (TS077-117002-), partially encroaching on the W side of the larger enclosure. There is a small roughly circular possible cropmark (TS077-117003-) NE of the large enclosure. This may be an annexe or an earlier monument. All three cropmarks were identified from aerial photographs (ASIAP (28) 3-5,7,9, 3-8-96; (40) 23-25, 3-8-96). There is no visible trace of these monuments at ground level. Description
At the W edge of a natural N-S ridge in undulating terrain, in valley S of Slievenamon Mountain, in pasture. A tributary of the Anner River flows E-W c. 180m N of the motte and bailey and a modern road is located c. 80m to W. Steep-sided oval-shaped motte (top diam. 11m N-S; 7m E-W; H 5.4-6m; basal diam. 34.7m N-S; 32.8m E-W) built into the natural ridge with a fosse (Wth 2m; D 0.15m) at base of W sector. The E quadrant and lower slope of the W quadrant has been subject to cattle erosion. Roughly triangular-shaped bailey (diam. 33m N-S; 24.5m E-W; H 1.7m to E; 1.36m to W) utilises ridge immediately S of motte, the interior slopes to the E. Description
Detached L-plan three-bay two-storey house, built c. 1820, with projecting central porch and having slightly-lower lean-to addition to rear. Hipped slate roof with overhanging sheeted eaves and rendered chimneystacks. Roughcast rendered walls. Square-headed openings with six-over-six pane timber sliding sash windows to first floor and double timber sliding sash margined one-over-one pane windows with overlights to ground floor, having limestone sills. Blind windows to one bay of south-east end elevation. Rendered porch with cut limestone stepped pediment and cornice, latter supported on carved brackets. Round-headed doorway set into shallow round-headed recess, with timber panelled double-leaf doors and petal fanlight. Carved limestone advance to entrance. Segmental-headed carriage archway with roughly dressed limestone voussoirs leading to yard to rear with multiple-bay single-storey outbuildings having hipped slate roofs with brick chimneystacks and roughcast render over rubble limestone masonry walls. Roughly dressed sandstone piers with caps and cast-iron double-leaf gates. Two-bay single-storey with attic gate lodge to south having central catslide porch with single-bay extension to north end. Pitched slate roof with decorative scalloped bargeboards and brick chimneystack. Roughcast rendered walls.

Description
Detached three-bay single-storey house with half-dormer attic, built c. 1820, with two-storey flat-roofed return to rear. Pitched slate roof with rendered chimneystacks and replacement uPVC rainwater goods. Rendered walls with render plinth. Square-headed door opening with timber panelled door and overlight. Square-headed window openings with cut-limestone sills and one-over-one timber sash windows to ground floor and two-over-two timber sash windows to half-dormer attic. Square-headed window openings to return with two-over-two timber sash window to ground floor and margined one-over-one timber sash window to first floor. Outbuildings to east of house including multiple-bay two-storey outbuilding with hipped slate roof, rubble stone walls, square-headed openings, and elliptical-headed carriageways with stamped flat iron gates. Tooled limestone ashlar piers on roadside with wrought iron double gates.
