Whilst we use the property ourselves when visiting our family who live in Dungarvan, usually during Summer months, we would like the flexibility to have it occupied with short term tenants when we are not in Ireland, in the event we cannot find someone to occupy it and vacate during the times we want to use it. All work designated 'Proposed' in drawings was completed by August 2024, and the property has been subject to an agreement with 360Stay (PHP Hospitality Partners Ltd) since September 2024, initially for them to arrange short term lets, and (since 27th February 2026) for them to use for longer term rentals. They have now expressed their wish to discontinue this arrangement.

  Description

  Situated on a low promontory on the W bank of the Colligan estuary, where the river narrows before entering Dungarvan Harbour. Dungarvan existed by 1175 when it became a Royal town, although it is possibly of Viking origin since there are references to Ostmen as late as 1250 (Curtis 1929-31, 14). The construction of the castle (WA031-040001-) had begun by 1215 and the Fitzgeralds (Earls of Desmond) were granted custody of it from 1260, although title to the town was disputed in the 14th century when the town went into decline. In 1463 a new grant of the town was made to the Earl of Desmond, with a daily market, the customs from which were spent on the town walls which were repaired or possibly built at this time (Berry 1914, 55-9). In the 16th century title to the town was again disputed between the Earl of Desmond and Piers Butler, Earl of Ossory, and in 1535 James Butler, with the Lord Deputy, besieged and captured Dungarvan. It was ruled directly by the Crown from 1543 onwards. Dungarvan received a Charter of Incorporation from James I in 1611 which established it as a parliamentary borough and in 1618 it was bought by Sir Richard Boyle, Earl of Cork. The town was captured by the Confederates in 1642 and regained later that year by William St Leger. Dungarvan was recaptured and held by the Confederates again in 1645, until it was besieged and captured by Cromwell's forces in 1649. (Bradley et al. 1989, vol. 1, 7-51) The town defences are centred on the 13th-century castle and formed a square (dims. c. 250m N-S; c. 230m E-W) extending S from the castle along the seafront to Jacknell St., W to St Augustine St., N to the seafront and E to the castle (Fraher 1995). Excavations at six points along the defences (WA031-040010-) confirm the line of the walls, and provide evidence of a fosse. The walls appear to be late 16th century or 17th century in date, and do not survive above ground level. There are two medieval houses, (WA031-040002-) on Castle St. and (WA031-040003-) on Church St., and the late 17th-century tholsel (WA031-040009-) is built on the site of the medieval market-house. The remains of St Mary's parish church (WA031-040004-) are outside the town wall at S, and a plaque (WA031-040013-) is incorporated in the wall of a house on Church St. Archaeological excavations within the town have recorded traces of medieval houses and other activity, but much of the stratigraphy in the enclosed area was robbed for clay. Archaeological remains in the suburb of Abbeyside, to the E across the Colligan estuary (Wth c. 90-250m), consist of the Augustinian abbey (WA031-040005-) and the site of a tower house (WA031-040006-). • WA031-040001 Castle - Anglo-Norman masonry castle
  Description

  The royal castle of Dungarvan was in existence by 1215, but building work was renewed in the 1260s and 1270s. It was granted to the Fitzgeralds in 1285 and they retained possession until 1535 when the castle was taken over by the Earl of Ossory. It changed hands four times during the Confederate Wars before Cromwell captured it in 1649. The castle continued in use as a garrison throughout the 17th century, and the barracks were built within it before 1746. It was used as a Garda station until 1987 (Bradley et al. 1989, vol. 1, 24). The remains are in good condition and include a shell-keep at the NW angle of a subrectangular ward with a curtain wall surviving complete at S and W. The curtain wall (H c. 5.5m) has gun loops and blocked arrow loops at wall-walk level. A gatehouse at the SE angle has two D-shaped towers linked by a vaulted passage with a portcullis groove and a murder-hole. A polygonal shell-keep at the NW angle partly survives to the first floor. The entrance was at the first floor, on the E side, and the ground level inside the keep was naturally high, except at the N side where a large building with a plank-centered vaulted chamber (dims. 17.4m x 5.2m) was built at ground-floor level. The loops in this chamber were later adapted for artillery. The keep has an original garderobe passage in the NW wall and a window embrasure at SW. An inserted mural passage through the wall at SW leads to the wall-walk of the W curtain wall. Excavation by D. Pollock (1996a) revealed that the shell-keep was originally surrounded by a moat. At the SW angle of the court is a large circular tower (ext. diam. 10.7m; H c. 11m) of three floors with an inserted vault over the ground floor. The entrance was at ground level leading to a chamber with three embrasures, and spiral stairs gave access to the upper floors. The wicker-centered vault partly obscures three arrow-loop embrasures at first-floor level. Access to the wall-walk of the S curtain wall is from the stairs at first-floor level, and the W wall-walk is accessible from the second floor of the tower through secondary use of one of its three embrasures. There is a garderobe at the second floor. Excavation in 1997 (Pollock 1998, 183-4) revealed a building at the S side of the keep and a cistern in the hall, while excavation inside the NE angle of the court revealed the base of a rectangular corner tower which was superceded in the 15th/16th century by another tower which no longer survives.   Description

  There is a two storey house (int. dims. 12.6m x 8.9m) known as Garvan's Church on Castle St., possibly 15th or 16th century in date. The façade has a pointed doorway and slit window, now blocked, and there are the remains of a slit window in the E gable at first-floor level.   Description

  Located at the top of a S-facing slope and just outside the walled area of Dungarvan (WA031-040----). St Mary's parish church is within a rectangular graveyard (dims. c. 100m N-S; c. 80m E-W), with references from the early 13th century (Cal. doc. Ire., vol. 1, 184). It was burned down by the Confederate Catholics in 1642 and according to local tradition a steeple was demolished by Cromwell. It continued in use until the 1820s when it was replaced by the present C of I church. Only a fragment of what may be the original W gable survives (L 10.2m; H c. 5m) with five, small circular windows arranged in two rows.   Situated at the junction of Parnell St., Castle St. and Church St. This is a two-storey, two-bay building with the ground-floor arcade now filled in. It was built in 1694, according to a medallion on an external wall, on the site of the medieval market house, and was converted into a public library in 1984. • WA031-040010 Town defences
  Description

  The town defences centred on the 13th-century castle (WA031-040001-) and formed a square with the castle on the N side close to the NE angle. The wall ran SE from the castle (L c. 35m) to a C-shaped tower. From here it ran S to a square tower, and further S along the seafront to Jacknell St. (L c. 200m), W to St Augustine St. (L c. 230m), N to the seafront around Carbery's Lane (L c. 250m) and E to the castle (L c. 140m) (Fraher 1995). Excavations at six points along the defences (WA031-040010-) confirm the line of the walls, and provide evidence of a fosse. The walls appear to be late 16th century or 17th century in date, and no part of the defences are preserved above ground level. Excavation by C. Power (1990; unknown licence) at the N end of St. Augustine St. revealed a well (diam. 0.8m; min. D 1.35m) 3m W of a section of a wall (Wth 1m; L 2.7m). The wall is on the site of the town wall and may be part of it. At the Junction of Augustine St. and Emmet St. a section of a ditch (L 3.5m) was uncovered with 17th to 19th century deposits in its upper levels, and what may have been an earthen bank. (Power 1995) Excavation (97E0126) at Davitt's Quay, W of Dungarvan castle (WA031-040001-), revealed part of the town wall (Wth 1.3m) built at the high water mark, with stratified deposits suggesting a 17th century date for its construction (Pollock 1997a). Excavation (96E0306) at the site of the tannery just S of Dungarvan castle (WA031-040001-) recovered the town wall extending SE of the castle (L c. 35m) to a C-shaped corner tower (int. diam. c. 3.7m) (Pollock 1997c, 27). From here the wall ran S (L c. 70m) to a square tower (int. dims. c. 5m N-S; c. 5m E-W) at the E end of Quay Lane (ibid. 28-30). This pre-dated the wall, but became incorporated into it as a defensive tower. The wall was apparently built in the 17th century at the high water mark on the shingle beach. Shingle was deposited just inside the wall, interspersed with midden material, but no structures were recovered. Excavation (96E0174) at Davitt's Quay (IG 226187, 093090) between Carberry's Lane and Galwey's Lane and c. 20m S of the quay house-fronts identified a section of town wall (Wth 1.3m) at Dirty Lane and at the intersection with Galwey's Lane. (Pollock 1997a) Excavation (99E0115) at Carberry's Lane c. 30m S of the house-fronts on Davitt's Quay identified the foundations of the town wall parallel with the E side of Carberry's Lane.   A limestone plaque (dims. 1.13m x 0.35-0.4m) with chamfered edges bears the inscription 'Patrick Gough AH' and the date 1618 carved in false relief.   Description

  Archaeological testing (98E0591) identified the foundations of a large 18th century building (ext. dims. c. 15m E-W; c. 7.5m N-S), the S wall of which at its E end overlay the S wall of an earlier building (L c. 4.5m) on a slightly different axis. Seventeenth century pottery was associated with the earlier wall, and there was a N-S stone-revetted field bank or property boundary (Wth c. 1m) just 3m to its W, with a ditch (Wth c. 2m; D c. 0.5m) on its W side, which the 18th century building overlay.   Archaeological testing and a building assessment (99E0706) of a structure on the N side of Parnell St. identified traces of two timber-frame buildings (WA031-040017-), but the N gable wall from a later masonry building was incorporated into the N wall of a 19th century grain-store.   Detached seven-bay three-storey hotel, c.1930, retaining original aspect and possibly incorporating fabric of earlier buildings, c.1880, on site with square-headed carriageway to right ground floor, and single-bay single-storey flat-roofed recessed end bay to left. Now disused. Hipped slate roof with clay ridge tiles, rendered chimney stacks, and cast-iron rainwater goods on overhanging rendered eaves having rendered consoles. Flat felt roof to end bay with rendered eaves. Painted rendered walls with diamond-pointed rusticated panels to ground floor having rusticated band over, moulded course to first floor, rendered quoined piers to corners, rendered fascia to second floor having raised lettering and moulded course over, and rendered quoins to corners with rendered band to eaves.   Detached five-bay single- and two-storey limestone ashlar Classical-style courthouse, c.1820, comprising three-bay two-storey pedimented main block with four-bay two-storey side elevations, single-bay single-storey recessed flanking entrance bays, and single-bay single-storey lower flanking bays to north-east and to south-east. Renovated and refenestrated, c.1995, with interior remodelled. Pitched slate roofs (behind parapets to entrance bays) with clay ridge tiles, cut-limestone chimney stacks, cut-stone coping to gables, and cast-iron rainwater goods on rendered eaves. Limestone ashlar wall to front (west) elevation with rustication to ground floor breakfront having segmental-headed recessed panels, cut-limestone stringcourse over, full-height piers to first floor supporting plain frieze, and moulded surround to pediment. Painted rendered, ruled and lined walls with rendered quoined piers to ends. Square-headed window openings with stone sills (on consoles to top floor), moulded rendered surrounds, and 6/6 timber sash windows. Square-headed door opening with timber panelled door. Replacement shopfront, c.1970, to ground floor with fixed-pane aluminium display window, glazed aluminium door, and Perspex box fascia over. Road fronted with concrete brick cobbled footpath to front.

Elliptical-headed carriageway to right ground floor (incorporated into shopfront) with tongue-and-groove timber panelled double doors. Road fronted with concrete brick cobbled footpath to front.

  Terraced seven-bay two-storey Classical-style town hall, built 1861, possibly incorporating fabric of earlier warehouse, c.1810, on site. Extensively renovated, 1987, to accommodate use as museum. Hipped gabled roof behind parapet with replacement artificial slate, 1987, clay ridge tiles, and cast-iron rainwater goods. Painted rendered walls with rendered dressings including rustication to ground floor having moulded cornice over, paired pilasters to first floor supporting frieze with moulded cornice over having blocking course to parapet with rendered coping. Square-headed window openings to ground floor in tripartite arrangement in shallow segmental-headed recesses with rendered sills. Replacement 8/8 timber sash windows, 1987, with 4/4 sidelights. Square-headed window openings to first floor outer bays with rendered sills, and moulded rendered surrounds. Paired round-headed window openings to first floor on rendered aprons with moulded rendered sills, and rendered surrounds. Round-headed Diocletian-style window opening to centre first floor with moulded rendered sill surmounting raised lettering, moulded rendered surround having splayed voussoirs, and Coat-of-Arms. Replacement timber casement windows, 1987, to all window openings to first floor. Square-headed door openings with rendered panelled pilaster surrounds having consoles, frieze over supporting deep moulded cornice, and replacement timber panelled double doors, 1987, having overlights. Road fronted with concrete footpath to front.

  Detached two-bay three-storey house, c.1875, on a corner site retaining original fenestration with two-bay three-storey side elevation to north-west, and two-bay three-storey flat-roofed return to south-west having three-bay single-storey flat-roofed lower range to south-west. Possibly subsequently in use as Methodist (Wesleyan) chapel, post-1920. Now in commercial use to ground floor. Pitched slate roof with clay ridge tiles, rendered chimney stacks, rendered coping to gables, and profiled cast-iron rainwater goods on rendered eaves. Flat roof to return not visible behind parapet. Painted rendered walls with rendered dressings including diamond-pointed rustication to ground floor having stringcourse over, rendered quoined piers to corners, moulded stringcourse to top floor, and rendered coping to parapet. Square-headed window openings to front (north-east) elevation with rendered sills (on consoles to top floor), and keystones having moulded rendered entablatures over on elongated consoles. Round-headed window openings to remainder with rendered sills (forming moulded sill course to top floor), and moulded rendered archivolts having keystones. 1/1 timber sash windows to all window openings. Series of inverted Venetian-style window openings to ground floor (comprising pair of round-headed openings flanking square-headed opening) with rendered sills, rendered panelled surrounds having moulded archivolts over, and fixed-pane (three-light) timber display windows. Square-headed door opening to left ground floor with rendered panelled doorcase having capitals with bas relief detailing, decorative rendered detailing over including keystone having flanking consoles supporting cornice, timber panelled door, sidelights, and overlights with leaded stained glass panels. Round-headed door openings to side (north-west) elevation and to return with rendered diamond-rusticated panel surrounds, moulded archivolts with elongated keystones, and glazed timber panelled doors. Road fronted on a corner site with flagged footpath to front.

  Description

  Detached three-bay three-storey red brick priory, c.1870, with single-bay three-storey gabled entrance breakfront, two-bay three-storey side elevations, and three-bay three-storey rear elevation to south-west having single-bay three-storey gabled return. Reroofed, c.1970. Refenestrated, c.1995. Hipped roof (pitched (gabled) to breakfront and to return) with replacement artificial slate, c.1970, clay ridge tiles having finials, red brick Running bond chimney stacks (some truncated, c.1970) with profiled coping, cut-stone coping to gables having cross finials, and profiled cast-iron rainwater goods on cut-stone consoles. Red brick Flemish bond walls with yellow and vitrified blue brick stringcourses to ground and to first floor, and cut-limestone dressings including quoins to corners, moulded stringcourses to each floor, band to eaves, and trefoil-headed niche to gable to breakfront with yellow brick block-and-start surround, vitrified blue brick dressings, and probably originally containing statuary on cut-limestone base. Pointed-arch window openings to ground floor in tripartite arrangement with cut-stone sills, colonette mullions, camber-headed window openings to first floor with cut-stone sills forming sill course, recessed reveals, and square-headed window openings to top floor with cut-stone sills forming sill course, recessed reveals, and all window openings having red brick ‘voussoirs’ with cut-limestone blocks, and vitrified blue brick dressings. Replacement 1/1 timber sash windows, c.1995, to all window openings. Pointed-arch door opening with cut-limestone colonette doorcase in cut-limestone block-and-start surround having moulded surround over with vitrified blue brick dressings, timber panelled door, and overlight. Set back from road in own grounds with forecourt having sections of decorative cast-iron railings on red brick Running bond plinth having cut-limestone coping, and fluted cast-iron colonette piers with finials, and decorative cast-iron gate.
